Mortgage lending rules require home loan borrowers to prove that they can afford a

Ask Gina & Company. What can you do to increase your chances of being approved for a mortgage? Simply take these two steps:
  1.    Check your credit score

Your credit file will list any previous credit agreements that you have taken out with 
lenders in the past. This could include previous loans, credit cards, or store cards that you might have had. Neglecting to make payments could have a detrimental effect on your ability to acquire credit. Have you recently applied for finance, were rejected, and don't know why? Something in your credit file is stopping you from being approved. A number of credit reference agencies collect this information about you and will allow you to view your financial history for a fee. Some credit reference agencies offer a free trial and then charge you on a monthly basis if you fail to cancel your subscription.

2.      Do your research


Even with defaults on your credit file, you can apply for a mortgage. However, consider sorting out the root of the problem, which will give you access to better rates and more options. Research how you can improve your credit score and act accordingly. Perhaps consistency will help your score; consider driving around the same vehicle rather than upgrading to the latest and greatest. A credit repair company may be able to assist you and relay further options if you have an adverse credit history. It is important to check your credit file and research any improvements that you might be able to make to your credit score before seeking financing.

Do you remember hearing about the devastation caused by the 7.0 earthquake in Haiti in January of 2010? Haiti was a third world country before the earthquake and its people continue to struggle as the most poverty stricken country in our hemisphere. Changing Latitudes was instituted in 2011 by Amy and Mark Denicore and Schuyler Richardson, all of Loudoun County, with the mission of raising awareness and funds for the less fortunate. Changing Latitudes is different from other non-profits for three reasons:
  1.         100% of donated funds go directly to help the less fortunate; no administrative, fundraising, or traveling expenses reduce the amount of the donated funds. 
  2.         There are no middlemen; all donations are hand-delivered to the intended beneficiaries.
  3.         Changing Latitudes offers a helping hand, not a handout.  All programs are designed to empower the less fortunate to help themselves. 

To date, Changing Latitudes’ fundraising efforts have provided more than 151 scholarships to school children and 11 micro loans to needy families. Loans range between $250 and $500 and may be used to start new businesses or expand existing ones.

                Ask Gina & Company, with Keller Williams Loudoun Gateway, is a proud supporter and friend of Loudoun County’s Piece of the Pie. Although the non-profit has its roots in Loudoun County, it serves less fortunate areas such as secluded schools in West Virginia. Lorraine Gryniewich of Purcellville, Virginia, formulated the nonprofit over Thanksgiving dinner when her sister, who is a social worker, informed her of her frustrations regarding policy changes that would leave several families without food over the holidays. Lorraine shares that, “While there are many services and organizations available in my community, I found even a short drive away, there were other communities that had next to nothing in resources and are in desperate need. While we debate the latest technology and best practices in the classroom, children are without proper shoes, food and clothing.” Lorraine focuses on one project at a time in an effort to evaluate and alleviate a group’s specific needs and help them connect to the community. It is Piece of the Pie’s goal to give less fortunate communities hope to live beyond their circumstances.

                Ask Gina & Company, with Keller Williams Loudoun Gateway, has just donated to a cause that hits close to home. Although we are constantly involved in our NOVA community, whether through donations or participation, the AGC team has just donated toward finding a cure for MS, a disease that affects Ask Gina & Company CEO, Gina Tufano. Gina was diagnosed with Multiple Scleroses in 2004 and has donated to the National Multiple Sclerosis Society’s Walk MS in an effort to find a cure for this immobilizing disease.

                Loudoun County may be in the midst of winter weather at the moment but, not to fear, Walk MS takes place April 4, 2014 at the Reston Town Center Pavilion.  Walk MS does more than raise money that supports life changing programs and research; it connects people living with MS with those who care about them. What is on Your Must Have List For Your Loudoun County Dream Home?

                Does 2014 have more in store for you than wasted gym memberships and un-remedied bad habits? If you have big plans for 2014, like purchasing or selling a home in Loudoun County, Ask Gina & Company has your back. As the Social Media Maven for AGC I am often the fly on the wall enjoying one of my favorite pastimes- eavesdropping. Besides the coffee and shoe addictions that are prevalent in our office, I have learned that your AGC agent wants to find you the perfect Sterling, Virginia home, they really and truly do, and it helps immensely if you inform them of what perfect looks like to you.
                Personally, I have tried to disregard the unrealistic standards that Disney has me striving after (sigh, Smart House and Beauty and the Beast) and compiled a list of all of the things that my future home absolutely has to have. The first MUST is easy; because I love to bake, my kitchen will have to have ample counter space (granite counter tops would be nice but are not a deal breaker). After that it is all about the space… the NOVA home that I purchase should have three bedrooms, enough space for a family to grow into, and at least two full baths.

                I have also made a list of items that would be icing on the cake which includes a finished basement. A basement in general is necessary but time and money could be put into finishing the basement down the road. Hardwood floors throughout the main level would also be nice.
