2012 Walk MS Presented by Booz Allen

Ask Gina & Company is excited to be participating in the 2012 Walk MS Presented by Booz Allen on Sunday, April 15th in Reston! As many of you know, we love to give back to the community in which we live and serve, but this time it is more personal. As someone who suffers from MS, I understand the pain and emotional toll this devastating disease takes on the individual and loved ones as well. But, I will not let it get me down. There are good days and there are bad days, but my team will set out to make this a GREAT day to help raise awareness and kick some MS butt!

If you would like to participate, we would love to have your support! You can do so a couple of ways:

The weather in  Sterling has been wonderful lately with the warm sun ushering in beautiful blooms on our famous Loudoun County cherry trees. But, the next couple of days are going to be a bit of a roller coaster ride! Loudoun County Employee Home Ownership Grant

Are you a full time or part time employee of the Loudoun County Governmentor Loudoun County Public Schools? If so, there may be a grant for you to purchase your next home! The Public Employee Homeownership Grant Program (PEG) offers qualified employees grants available for $5,000 to purchase a home located within Loudoun County, one for $15,000 to purchase a Loudoun County foreclosure property, or $25,000 to purchase a home located within one of the designated Loudoun County Neighborhood Stabilization Program. Loans are forgivable at 20% of the loan amount annually over a 5 year period as long as the employee does not leave employment, sell the home, or no longer occupies the residence.

Dulles Greenway Announces “Drive for Charity” Event!

The Dulles Greenway has announced their 7th Annual “Drive for Charity” campaign! The event will be held on Thursday, May 17th from Route 267 between Route 28 and Leesburg. All tolls collected that day will benefit five selected local Loudoun County charities, including: The March of Dimes, Every Citizen Has Opportunities (ECHOworks), Loudoun Abused Women’s Shelter, FreshAir/Full Care, and the Loudoun Wildlife Conservancy.

So mark your calendars and utilize the Dulles Greenway on May 17th to give back to our wonderful community and neighbors in need!

Under Contract! Now What?!

Under Contract! Now What?!

You have been dreaming of the day the “Under Contract” sign is outside your Loudoun County  window and now that dream is now a reality. But, what happens now? Below is an outline of the process to get you from contract to close with Ask Gina & Company:

Inspections:These will be scheduled by the buyer and coordinated through us at Ask Gina& Company. It is important that you treat each inspection as you would a showing or open house by staging and then giving the buyers their privacy by not remaining in the property. A typical home inspection lasts 3-4 hours, with a radon box (if ordered) dropped off a day or two before – or left behind from the inspection. A termite inspection lasts under an hour.

Appraisal: This will be ordered by the bank and again coordinated through us. This is a quick appointment (approximately 20 minutes) where it is okay for you to remain on site.

Survey: A survey will be ordered by the bank and does not need to be scheduled as access to the house is not necessary. The surveyor will arrive, mark your property, and then leave. Sometimes a seller doesn’t even know the process has been performed.

Information Gathering: The settlement company will contact you for your social security numbers to obtain any payoff information from your mortgage company. They will also prepare all of the documents to release the deed, satisfy any loans, and transfer title.

HOA Documents:These will be ordered and delivered to the purchaser for their review. Under state law, they have 3 days to read through and accept the community regulations.

Utilities: The utility companies will need to be contacted once the inspections are complete. Please arrange to have power, water, and gas to remain on until the day AFTER closing. This allows for any mishaps with getting it switched over so settlement can occur without delay.

Final Walkthrough:This will be performed by the purchasers just prior to settlement. This will be after you have moved from the property and are in your new home. The house should be BROOM CLEAN and free of any debris. They will test the systems of the house, check on any home inspection repairs, and ascertain that the house is in the same condition that is was in when the contract was written.

Settlement: This will occur on the date agreed upon at contract. Time will be coordinated with both buyer and seller. Is anyone can not make it to settlement – it can be “split”, meaning each party will arrange a time to sign their side of the documents which will then be coordinated with the other set of paperwork. There are other options available as well, such as pre-singing paperwork or a limited power of attorney. If you think the date may be a problem, we can work out options in advance. You will need to be sure to bring a photo I.D., all copies of keys& remotes, mailbox address, paid receipts from any home inspection repairs, wiring instructions for your bank or any necessary funds in the form of a cashier’s check made out to the closing company.

Isn’t the sight and sound of progress awesome? Especially when that progress will only enhance the quality of our work life balance! According to Kevin Volbrecht, the Deputy Director of Construction for the Dulles Metrorail Project, the aerial bridges in Tyson’s Corner are scheduled for completion this spring. This section has been under construction for nearly a year and will mark a great milestone in the timeline of this fabulous addition to our area.

In addition, it has been reported that all 5 stations in phase 1 of the Metrorail are coming together with the precast wall panels taking shape and the completion of the elevator shafts and esculator supports in place at the Tyson’s East Station.

Help Eliminate Childhood Hunger in Loudoun County


We recently wrote a blog post about Loudoun County being the Richest County in America. But, that doesn’t mean there are not neighbors who are struggling to make ends meet and put food on the table. Often times, a child’s school is their best resource for support. Lucky for us, we live in a generous community with organizations who look for solutions to problems!

That is where you come in! Galilee United Methodist Church (GMUC) needs your help and participation with their Backpack Buddies Program! On Saturday, March 24th GMUC will be holding a workshop from 9am to 12pm to discuss how civic organizations and faith-based programs can come together to eliminate childhood hunger in Loudoun County.
