Loudoun Real Estate Group AGC to Pull a Plane for Special Olympics at Dulles Airport!

Loudoun's REALTORS with Ask Gina & Company are dusting off their capes and getting ready to pull a plane down the runway to support the Special Olympics!

Come out and support the Special Olympics-- For every $5 you donate, you will be entered in a drawing to win an iPad Mini! (A huge thank you to Melissa Bell @ McLean Mortgage for donating the iPad!!)

It's that time of year again-- this September, join Ask Gina & Company of Keller Williams Realty as we haul a jet down the runway!  This fundraiser supports the Special Olympics, challenging teams to pull an honest to goodness airplane using a ROPE and MUSCLE.  When September 20th comes around, the Ask Gina & Company Superheroes team will stand tall, capes fluttering in the wind -- and you can too!  Ask Gina & Company is looking for some heroic team members. If you want to be part of our super-posse, simply click here to sign up!  However, if you don't want to change out of your Clark Kent outfit to pull the plane with us, please still consider donating money to Special Olympics Virginia, as every bit counts.
AND.
It gets better.
As a thank-you for your support, every $5 you donate, you will be entered in a drawing to win an iPad Mini!  Drawings will be held Monday, September 22!

Loudoun County is Ranked #1 in the Nation!

Looking for a place to settle down, raise your kids, work, eat and play?  Then Loudoun County just may be the place for you!
Movoto's Real Estate Blog has ranked Loudoun County #1 out of the top 10 counties in the nation, as it ranked highest in the following categories: median rent, median home price, percent of families living below the poverty line, median household income, unemployment rate, and high school graduation.
Median rent: Out of all the counties in question, Loudoun County had the highest median rent, meaning that people can and will pay the money to live in the area!
Median home price: Moderately high!  Higher numbers in this category indicate the increased desirability of the area!

% of families living below the poverty line:
It is noted that only 2.51% of families are below the poverty line, therefore most of the people living in the area are financially stable.

Median household income:
Number one out of all the counties ranked.  (Hence why the people can afford those fancier homes!)

Unemployment rate:
Fourth lowest out of all of the counties ranked, Loudoun County came in with an unemployment rate of 4.85%.  Great place to live if you want/need a job!

High School Graduation rate:
As a member of Loudoun County, I can attest to the fact that the schools here are fabulous.  Not only are they off-the-charts for your children, high schools in the area have a combined graduation rate of 93%.  (Move here if you'd like your grumpy teen to graduate and get out of your basement!)
Combined with the fact that Loudoun County is crawling with excellent parks, recreational organizations and all of your day-to-day amenities, it is very easy to find happiness in the area.

Explore Loudoun County!

So go on! Don't hesitate to explore this wonderful area-- there is plenty to do, plenty to see, and plenty to eat and drink! (Virginia is known for its wineries, and some of the best are right here in Loudoun County!)
You too can be in the spotlight-- simply contact Ask Gina & Company to unlock your life in Loudoun County today! (703)-574-3478

Top Tips for Keeping your NOVA Home in Tip Top Shape this Spring

Spring Maintenance Tips
Ask Gina & Company knows that you are ready for sunshine and warm weather but is your Sterling, VA home ready? Here are a few ways to keep your Rivercrest home in tip top shape as we transition into our NOVA spring:

1.       Inspect your roof- use binoculars to inspect your roof from the ground and if you spot anything troublesome, call a professional! AGC has several recommended contractors that we are happy to refer you to.

2.       Dust off & repair your windows’ screens
3.       Remove leaves and debris from your gutters- don’t let excess water wreak havoc on your home; clean out those gutters so that they can do their job!
4.       Lint can be sneaky and bypass the lint trap; cleaning your vent can save you money and prevent a house fire!

5.       Check outside faucets for freeze damage and replace if necessary

6.       Re-caulk doors and windows before you start blasting the AC this summer.
7.       Your deck should be cleaned and sealed every year and don’t forget to regularly check for signs of rot to ensure structural integrity!

Follow these spring maintenance suggestions so that when you’re ready for Ask Gina & Company to sell your Loudoun home, it is in tip top shape! Call our NOVA office at (703)574-3478 to be referred to our recommended contractors and to ask your Sterling real estate questions.

Ask Gina About Title Insurance- Part 1

Ask Gina About Title Insurance
Part 1

What the heck is title insurance?  I have homeowner's insurance for my new Loudoun home - is that the same thing? What does it cover anyway?
Title insurance is a one-time charge that covers a wide range of possible issues that may crop up at any point from the day you purchase your Cascades townhome until long after you have sold it and moved to your Lansdowne executive home and even into that cute little Del Webb active adult community....yes, one charge covers you for good.
Ok covers for what?

  • ·         Errors in Public Records- Clerical or filing errors could affect the deed or survey of your property and cause undo financial strain to resolve.
  • ·         Unknown Liens- Prior owners could have accumulated debt that, although not your own, could cause banks or other financial companies to place liens on your property even after you have closed on the sale.
  • ·         Illegal Deeds- It is possible that a prior deed was made by an undocumented immigrant, a minor, a person of unsound mind, or one who is reported single but is actually married. These instances can affect the enforceability of prior deeds, affecting previous (and possibly present) ownership.
  • ·         Missing Heirs- When heirs are missing at time of death or family members contest the will for property rights, your right to the property can be affected, even long after your purchase.
  • ·         Forgeries- Forged or fabricated documents that affect property ownership can jeopardize your right to your home.
