Steps to Buying Your 1st Home ~ Start Here!

Buying a home for the first time can be overwhelming.

Why BUY instead of RENT?

There are many advantages to owning a home versus renting. Here's a few:

1. Build Credit:  A home is an investment to your future.

2. Build Equity: You're no longer writing a check to a landlord but rather paying off a very large asset to your name that generally increases value over time.

3. Tax Benefits: You can deduct the mortgage loan insterest  and property taxes usually from both your federal and state income taxes.

 

 

 

Are you Ready to Buy? 

Ask yourself the following questions:

1. Do I have a steady source of income and been employed for the past 2 years? 

A general rule of thumb is to have about 6 months of expenses saved up to support you (and your whole family) in case of loss of a job, medical changes, emergencies, etc. 

2. Do I have a good record of paying my bills and long-term debt commitments such as a car or student loan?

Each of the 3 credit companies are required by federal law to provide you a credit evaluation once a year. If you haven't already, I would suggest taking advantage of this opportunity before contacting a lender for a pre-qualification letter. 

3. What are my outstanding, long-term debts? 

First idenitify your long-term debts or commitments and put them in a spreadsheet. Divide your liabilities by your income for a debt to income ratio. As a general rule, your living expenses should be less than 30% of your income. Or rather, you can own up to three times your annual salary.

4. Do I have any money saved for a down payment and possible repairs that may arise after buying a home? 

After the housing crisis, many conventional lenders now require 10-20% down payment to buy a home with 3-7% in closing costs. It is important to have additional savings for repairs on top of this number. Afterall, you'll no longer be calling the lender when there's a leak or an appliance breaks. That comes out of your pocket. 


If you answered "yes" to these questions, Congratulations! You are probably ready to buy your first home.

We're Keeping the Flame Alive! We are Virginia... Pulling the Olympic Spirit to Victory!



The year 2012 marks the 20th Anniversary of the Dulles Family Festival and Plane Pull. Twenty-five team members have signed up on the Ask Gina & Company team to pull an Airbus plane onSaturday, September 25th, to honor & support the Special Olympics Virginia. The event will start Rain OR Shine at 11am and ending at 4pm.




Trophies will be awarded to the 1st, 2nd and 3rd place finishers in two different categories:
  • Category I - fastest pull
  • Category II - lowest combined team weight
Awards will be also be announced for:
  • Most raised on a team
  • Most enthusiastic team
Winners will be determined just after the last pull and data is collected.

Here come those lists!

Here come those lists!
With the end of the summer nearing, it's time to start thinking about back to school. In less than a month, it will be time to send the kids on the bus again and that is why this month Keller Williams has choosen to support a school supply drive. Company wide we hope to fill over 600 backpacks for kids in desperiate need. The KW Loudoun Gateway office has choosen to take on 50 of those bags for Middle & High Schoolers and stuff them completely full of supplies.
Below is a sample backpack:
  • 1 – backpack neutral in color (good for a boy or girl)
  • 3 – 1” 3 ring binders with tab dividers w/pockets
  • 5 – pocket folders with prongs
  • 4 – blue or black pens
  • 2 – red pen
  • 1 – package colored pencils
  • 2 – glue sticks
  • 1 – ruler (millimeter & cm)
  • 1 – marble composition books
  • 1 – highlighters (yellow & another color)
  • 1 – 3 x 5 ruled index cards (100 count)
  • 1 – package of graph paper
  • 1 – scissors
  • 8 – #2 pencils (sharpened)
  • 1 – package of loose-leaf notebook paper (college or wide ruled)
  • 1 – spiral notebook (3 subject)
  • 1 – basic calculator  (Note: High School students often need scientific calculators for advanced math classes)
  • 1 – compass
  • 1 – protractor
  • 1 – three-ring zipper style pencil pouch
  • 1 – pink eraser

From now until August 18th, let's all dig deep and get these kids their school supplies. For $65 you can stuff a bag or donate individual school supplies at:
